The order Jordan works in
- Listen first. On the phone, you describe what's happening: the water bill, any sounds, wet or warm spots, and whether the meter moves with everything off. Jordan asks the questions that narrow the search before he arrives.
- Pressure test the lines. Pressure testing isolates which line is losing water. That turns a whole house of pipe into one line to search.
- Locate with electronic equipment. Once the line is known, electronic detection equipment finds where on that line the leak is. Nothing is cut or dug until then.
- Show you what was found. You get the location, the likely cause, and the repair options with a price for each, before any repair starts. If the honest answer is that you don't need much, that's the answer you get.
- Repair the one spot. The repair happens where the leak was found, and it's tested before Jordan leaves. The diagnostic fee comes off the repair bill.
What non-destructive does and doesn't mean
It doesn't mean nothing gets opened. A pipe inside a wall or under a slab still has to be reached to be fixed. What it means is that the opening happens once, in the right place, and it's only as big as the repair needs. The alternative is opening walls or floors on a guess and then patching every hole that turned out to be wrong.
That's the whole argument for calling a leak detection specialist instead of a general plumber. The finding is the hard part, and doing it badly is expensive twice.
